Atascadero, San Miguel de Allende

Once a working horse ranch, now one of San Miguel's most established low-density neighborhoods.

Atascadero was developed in the 1960s on what used to be a sprawling horse ranch east of the city, and that history still shows up in the lot sizes. If you want a real yard, mature landscaping and a home that doesn't share a wall with the next one, this is one of the first neighborhoods I show buyers.

Lifestyle & Atmosphere

Centro is a 5 minute drive downhill or a 15 minute walk downhill, and most residents Uber back home uphill. This is an all-residential neighborhood, no shops to speak of, and no restaurants or bars, so it remains a very quiet and friendly neighborhood, the biggest activity is running into your neighbors while walking your dogs.

Homes in Atascadero

Homes here are predominantly standalone single-family properties on larger lots than you'll find closer to Centro, ranging from elegant colonial estates to modern villas. Architectural styles vary, with traditional Mexican design common alongside homes built around gardens, courtyards or elevated views. Pricing generally runs from roughly $600,000 to $2MM USD for single-family homes, the record listing there now is $4.5MM, and because this neighborhood is not a short flat walk to the Jardin and is in less demand, thus more affordable, it offers more bang for your buck: larger lots, more windows, more yard, better chance of one-level living or at least a bedroom on the ground floor. Pet owners, families, and garden lovers especially gravitate to this neighborhood.

Frequently Asked Questions About Atascadero

What kind of properties are typical in Atascadero?

Mostly stand-alone single-family homes on larger lots, ranging from colonial-style estates to modern villas, many with yards, gardens, and courtyards, only a limited few offer Centro or Parroquia views.

About 5 minutes by car, 15 minutes walking downhill, most residents Uber back uphill. It’s a walkable neighborhood with little traffic, but you’ll need an Uber or taxi to go shopping or find a restaurant.

Generally no. Most homes are standalone and independent of HOA restrictions, which appeals to buyers who want flexibility over their property.

Full-time residents, retirees and families who prioritize space, privacy and long-term livability over flat walkability to Centro. About 70% of the neighborhood are expat residents, the balance are high-demographic Nationals, some of whom live here, some of whom use it as a 2nd home. Because it’s not a flat walk to the Jardin, it’s not considered a desirable short-term rental market and therefore can be a bit quieter.

Yes. As with the rest of San Miguel de Allende, ownership is a fee-simple deed, not a fideicomiso, since the city is outside Mexico’s restricted zone. Greg’s team closes every deal with Mexican licensed real estate attorneys.
