Wide boulevards, newer construction and room for family life, just outside the historic core.
Paseo Real is a different kind of San Miguel neighborhood, thoughtfully planned from the ground up rather than built up over centuries. If you want newer construction, more consistent design and genuine family-sized layouts, this is where I'd start.
The pace here is grounded and routine-driven: morning coffee on a shaded patio, school runs, quick drives to errands. Paseo Real is popular among North American buyers drawn to an all-finished-construction neighborhood, larger footprints, garages and modern floor plans, along with the neighborhood's lower density and architectural uniformity. Within the neighborhood itself, community walkways and sidewalks make for pleasant evening walks, and while the huge La Comer superstore is walking distance, most residents drive to dining and errands elsewhere in the city.
While many people think of Paseo Real as heavily dominated by some of San Miguel's most successful condo projects, it's possible to find single-family homes with yards, some in newer gated communities, generally contemporary or transitional in architectural style. The neighborhood includes both gated sections and HOA-managed clusters, which help maintain common areas and security. Pricing runs more affordably here, since the neighborhood is not considered walking distance, with condos starting at $300K and homes starting from $450K USD, reflecting home size and modern conveniences, and layouts tend to prioritize updated floor plans and consistent lot sizes across the community.
