The guide I wrote for Mexico News Daily, opened up for you. Living here since 2009, in this market since 1995, here's what actually matters on the ground.
Mexico is probably a foreign market to you, and we don't have the Zillow, Redfin or Trulia tools you lean on back home. That means you rely far more on your agent for pricing history, appreciation, rental potential and neighborhood safety. So connect with a reputable Realtor before you arrive, someone with a long track record right here, and work with one agent who knows the market and responds quickly. One good relationship beats a scattered search every time.
Value in San Miguel is measured in walking distance and sightline to the Parroquia, the Eiffel Tower of our Historic Center, which anchors the Jardín. Most residents want to be within a flat 15- to 20-minute walk of the Jardín, because that is where life happens, and where most of our 650-plus restaurants, galleries, and gathering places sit. The Historic Center is not the only walkable option. Guadiana is the upscale alternative, while San Antonio and Guadalupe are historic neighborhoods that have gentrified fast over the last two decades. Newer value is emerging in Obraje and Azteca. If walking distance matters less to you, the uphill eastern neighborhoods like Ojo de Agua give you more house, more land, and more privacy per dollar. And if you want all-finished construction and a consistent upscale look, the gated and master-planned communities on the edges of town, some with vineyards, hotels, or an equestrian focus, are worth a look.
This is the point most buyers get wrong before they arrive. Unlike Mexico's coast, where foreign buyers hold beachfront property in a bank trust, here in San Miguel you own your home with a fee-simple deed held in your own name, exactly like in the United States. That makes the whole offer and purchase process feel familiar.
Mexican mortgage rates run about 300 basis points above US rates and require around 40 percent equity, so the large majority of purchases here are all cash. Many of my buyers fund the purchase with a home equity line on a low-debt property back home, or a margin loan against an investment account, at a better rate than a local mortgage. Reputable agencies work with bilingual contracts. Only the final deed is in Spanish, as a government-recorded document, and the Spanish is the binding language if a dispute ever arises. The traditional close is 30 days, earnest money is nearly always 10 percent, and some negotiation on price is expected, though your Realtor should give you a sensible range based on the home's history, location and condition. Two things should happen the moment you have a signed offer. Your Realtor's legal team sends you the no-lien certificate, the certificado de libertad de gravamen, so you know the home is clean, and you watch for the closing cost estimate from the Notario, who is the title and closing company rolled into one. Closing costs run roughly 5.1 percent, most of which is the 4 percent acquisition tax. Home inspections are standard, but here they focus on habitability, not cosmetic items, so adjust your offer for anything visible before you get to inspection. Use an insured and bonded escrow company, apply immediately for your Foreign Ministry (SRE) permit, and if you cannot attend closing in person, set up a Poder, a power of attorney, since either you or your POA must physically be there.
A good property manager becomes your bilingual contact for repairs, staff, utilities and taxes, and can run short-term rentals for you if you want to earn on the home while you are away. Expect your city-stamped deed about six weeks after closing. Property taxes are low, roughly US $270 per $100,000 of value, and if you pay by January 31 you get a 15 percent discount.
